My name is Tyler Weinrich and I run the real estate investment company, W Properties. We are a locally owned company in OKC that purchases real estate at below market prices then profits by adding value through remodels and selling (house flipping), holding properties as rentals (buy and hold), or just selling properties to other investors as-is (wholesaling). If you don’t want to mess with tenants, managing contractors, and all the other hassles of being hands-on, we would consider adding you to our private lender pool. As you can imagine, investing in real estate is a very capital intensive operation. While we have our own cash and lots of money we can borrow from banks to purchase investments, we often use the money of local individuals to buy homes to flip or rental properties. For us, the benefit is a quicker closing, ability to buy more real estate, and more flexible terms at the expense of higher interest rates. For our private lenders, they get 7%-10% returns on their money that is backed up by real estate with at least 25% equity by the same legal documents a bank uses (mortgage and note).
