Headline – the bait that draws them in
Eight out of 10 people will read the headline of a piece of website content, but only two of those 10 will go on to read the rest. In addition, six of 10 social media users who share a link never actually read the article whose link they shared. The point? You simply HAVE to get the headline of your Craigslist ad exactly right. If you don’t, buyers won’t click through to see your beautiful pictures or amazing description. They just don’t have the attention span for it.
You need to write a compelling headline, but keep it honest. One effective tactic is to use numbers, especially odd numbers. Here’s an example: “5 Reasons You Should Check Out My Ranch-Style Home in Oklahoma City (Hint: Number 3 Is Five Minutes From Shopping and Schools)”. Another example is to capitalize certain words like PERFECT or BEST or THE ONE. You can also use special characters like >> << or *** or —. The point is to stay out from the noise and grab their attention so they click through to see your ad.
Body – sell them on your home
Now, in the body, you have to make good on the information you hinted at or made in the headline. Just keep it simple, using brief paragraphs with lots of space, and concise lists where appropriate. Tell potential buyers why you love your home, what the main features are, what the area is like. A list of improvements or repairs over the years might be helpful. As always, include the basic stats -# bedrooms, bathrooms, year built, size, garage spaces.
Also, make sure you include all the relevant keywords your target buyers might be searching for. Craigslist serves up ads based on what people type into the search bar. If you feel that your ad isn’t getting the traffic it should, try experimenting with the content. Change the text and try some different keywords in different places.
Pictures – a good pictures is all you need to sell a home
Pictures are just as important as the actual ad copy for selling a home on Craigslist. Good pictures will make a person fall in love with a home before they even see it in person. Most people take poor photos and they look even worse when uploaded to Craigslist. This is a huge turn off for buyers.
Take pictures of entire rooms or areas, not of single items or appliances. If an appliance, say, a refrigerator, has been recently updated, you can include that fact in the body of the ad copy. Keep the pictures in focus and level. Highlight the kitchen and bathrooms.
If you use a digital camera, make sure not to leave the date and time stamp in the bottom right corner of the image!!! Also don’t get caught in mirrors.
Ad Posting Times
Many of the Craigslist experts advise posting an ad between 6:00 am and noon on weekdays. A lot of people end up checking Craigslist at breakfast or on their lunch break. After 5:00 pm on weekdays also works well (which is what we would do if we were selling a home in Oklahoma City on Craiglist – in order to present a fresh ad to all those shoppers browsing Craigslist right after they get home from work.) And if you wait until the weekend, morning is the recommended posting time.
