HOW we can buy your Oklahoma City house in 7 days…
To buy your house in 7 days, we need 2 things. 1) We need a written agreement saying you are selling and we are buying. 2) We need to know that that the title to your property is clean. We take care of #2 so you don’t have to worry about that. Due to the the speed of buying your house you might have a few questions:
- If I’m living there now, do I have time to move? Yes, we can work out a deal where you can rent the house from us after we buy it for 30 days to have time to move.
- What if it takes you longer than 7 days to buy my house? We give you the power here. If you don’t have money in your hand on the 7th day, you decide what happens. Either you decide to cancel our agreement and move on. Or, you agree to give us more time for more money. The amount of money has to be agreed upon beforehand and written in our initial agreement. That way, you get to control what happens if it takes longer than 7 days.
- What if I want to sell my house, but not as quick as in 7 days? That’s fine. We can put our agreement in writing NOW. Then, when you are ready to close, we can sign the final paperwork and cut you a check. That could be 30 days from now, 60 days, or 6 months.
WHEN can I NOT sell my house in 7 days
If we are being 100% honest here, and we always are at W Properties….there are times when you can’t sell your house in 7 days. There are some situations you just can’t rush. If we both know this ahead of time, we’ll make sure that both you and we know when the expected timeframe to close is. A few examples of instances where you CAN’T sell a house in 7 days are:
- Short Sale – if your bank is letting you sell your house for less than what you owe, this can’t be done in 7 days. It takes months most often because the banks control the speed of the process. We all have to move at their pace.
- Selling a house in probate – If the house you want to sell is involved in probate, this house usually can’t be sold in 7 days. We are typically limited by the judge and courts on how quick we can close on the house. Your attorney, or you, will have to file paperwork with the courts. All that takes extra time unfortunately.
- Bankruptcy – If your house is involved in a bankruptcy, it is best to take things slower. Your attorney will need to be involved to make sure everything is done right in this case. That takes time and is usually best done at a slower pace.
- High-dollar purchases – Buying 1 house in 7 days can be done. Buying 10 houses or a small apartment complex or a house worth $1,000,000 is a little more difficult. We’ll still try to make it work as quick as possible, but we want to be up front with you…..When there is a LOT of money or multiple properties or larger properties involved in a purchase, we will always suggest slowing things down for your sake and ours.
